Inventory/check-in reports
An inventory (also known as an inventory and schedule of condition report) is a document outlining the condition of a rental property prior to tenants moving in. Areas of assessment include noting the condition of the contents, fixtures, fittings and cleanliness of the property.
Our reports include key logs, and also meter readings if they are easily accessible at the property.
A comprehensive inventory report is an essential part of any tenancy agreement. It protects both landlords and tenants, limiting disputes over liability and damage at the end of the tenancy.
Check-in service
A check-in is an appointment with the tenant to go through a pre-prepared with them. At this time they can suggest amendments to the report or observations that they would like to be added. The tenant then signs the document to confirm they agree to the condition of the property as described, and the report becomes legally binding.

Legionella Risk Assessments
Now a legal requirement for landlords in the UK
Legionella is a bacteria found most commonly in water systems. It causes a pneumonia-type illness called Legionnaires’ disease and a mild flu-like illness called Pontiac fever. It exists in water stored at a temperature of between 20 degrees and 45 degrees.
Landlords and managing agents have a duty to carry out a Legionella risk assessment on the water systems in their properties to judge the potential risk to tenants.
Mid-term property inspections:
A mid-term property inspection report is a brief overview of the condition of a property during a tenancy. They are ideal for identifying property maintenance issues and breaches of tenancy. These are usually compiled once every quarter.
Check-out reports
Carried out after the tenant moves out of the property, this report compares the condition at the end of the tenancy to the condition at the start of the tenancy.
