What is a mid-term inspection report?
A mid-term property inspection report is a brief overview of the condition of a property during a tenancy. They are ideal for identifying property maintenance issues and breaches of tenancy. These are usually compiled once every quarter.
We find that clients who have regular inspection reports compiled experience far fewer disputes at the end of their tenancies. This is because any issues can be picked up early (and rectified by tenants before check-out if necessary) and tenants can be reminded how they are expected to leave the property when they leave.
In short, regular inspections ensure less hassle at the end of a tenancy.
What does the report include?
A mid-term property inspection is not an extremely detailed report, and we have to be sensitive to the fact that tenants are still living in the property, so will not move or lift their personal possessions.
We don’t comment extensively on the level of cleanliness or tidiness unless there is a potential health and safety hazard which may cause damage to the building or neighbouring properties.
We will look for areas that could be a cause for concern, such as mould, mildew, leaks, insect/ pest infestation, overcrowding, pets being kept, or smoking in the property. We will also ask tenants if they are aware of any maintenance issues that may not be immediately obvious, such as heating not working, the washing machine being temperamental, etc.
